Welcome to your guide on buying a holiday home at Coldstream Holiday Park. This page outlines our straightforward and transparent process, designed to help you feel confident and informed every step of the way. We'll walk you through the key stages, from your initial inquiry and the necessary paperwork to the final handover of your new holiday home. Our goal is to make your journey to ownership as smooth as possible, ensuring you have all the information you need to make the best decision for you.

Your Holiday Home Search Starts Here

You've already taken the exciting first step by discovering Coldstream Holiday Park online. To help you find the perfect holiday home, we provide detailed listings on our website. Our listings include everything you need to know about the Caravans and Lodges we have for sale, including photos, a full description, and the price. You can browse through our current selection to get a great idea of what's available and find a few models you're interested in viewing.

The Value of an On-Park Visit

While our online listings provide a fantastic overview, a holiday home isn't just about the caravan—it's also about the perfect pitch. Nothing beats a park visit for experiencing the park's atmosphere, meeting our fiendly team and seeing the pitches in person. We highly recommend you visit us to fully appreciate the views, the community, and the specific location of your potential holiday home. An on-park visit allows you to see the true value and experience of having a holiday home in Coldstream, set above the banks of the river Tweed, forming a natural boundary between the Scottish Borders and Northumberland.

Your visit is about more than just seeing a caravan; it's about experiencing the Coldstream lifestyle firsthand. When you come to the park, we'll make sure you get all the information you need in a relaxed, friendly atmosphere. Here's what we'll cover during your guided tour:

  • We'll start with a warm welcome and a cup of tea or coffee so you can meet our team.

  • We'll take you on a tour of the park, showing you the available pitches and the holiday homes that interest you.

  • We'll provide a full breakdown of the site fees and running costs, and answer any questions you have.

  • We'll give you an overview of the park, and the surrounding area, helping you get a feel for the location.

  • By the end of your tour, we'll provide a clear, personalised quote for your perfect holiday home.

Finalising Your Purchase

Once you've decided on a holiday home and are ready to proceed, we'll begin the formal purchase process. This starts with the Caravan Order Form, which formalizes your agreement on the price and any additional extras you've chosen. This information is then transferred to your official Sales Agreement.

With your deposit paid, our team will immediately begin preparing your new holiday home, which includes siting, connecting, and testing all utilities. We will also complete any agreed-upon additions, such as decking, ensuring everything is ready for your arrival.

Key Documents and Legal Agreements

As part of the purchase, you will be asked to sign the Holiday Home Purchase & Annual Licence Terms and Conditions. A sales executive will review this standard document with you to ensure you have a clear understanding of the terms. You will also receive a Holiday Home Purchase Confirmation & BH&HPA License Agreement, which is a legal document that highlights essential details, including running costs, site fees, ownership details, and the resale process.

We will provide you with a checklist of all the documents you will receive copies of for your records before the final handover.

Handover and Final Steps

We will agree on a handover date with you, at which time the final balance for your holiday home will be due. On this day, your sales executive will take you to your new holiday home and walk you through everything one more time. They'll demonstrate how the heating and boiler work, show you the location of essential utilities like the water stopcock, and confirm that all additional works you requested have been completed. All individuals named on the paperwork must be present to sign the final Handover Sheet and receive their keys.

As a final step, you will receive a Signed Salesperson's Checklist. This serves as a final confirmation that your purchase was handled transparently and that no unlisted promises were made. Additionally, you will receive copies of the Annual Running Costs, Money Laundering Checklist and Ways to Pay, and the Park Rules. This thorough process is designed to clarify all aspects of your purchase and eliminate any ambiguity.
